March Madness: Stage With The-DSA System

Let’s break down The-DSA Staging System:

D – Direct the View

If you have a view, show it off. Views are big-ticket items for prospective buyers. Make buyers see the view by directing their vision toward the view you want them to see. Yes, opening the drapes and cleaning the windows is a must, but you should also remove unnecessary distractions, which can sometimes be those expensive window treatments. Buyers don’t care what you spent on the drapes – they care about what they can see out the windows.

S – Square Footage 

Square footage is both horizontal and vertical. When you create balance in your home, you’ll be able to give off the illusion that your home has more square footage than what’s actually there. Here are the best ways to create this perceived square footage:

  • Remove clutter (personal items, rooms with too much furniture, unorganized office spaces, etc.)
  • Be sure that your furniture is well-placed
  • Make room for wider traffic flow
  • Use colorful and properly sized art
  • Make sure your closets, pantry, and storage areas are at least 1/3 empty. An interested buyer is going to check all of these spaces, and when they’re open you all the eye to move throughout the space and create the “my stuff will fit” feeling.

A – Architectural Element

The architectural elements of your home are another way to wow potential buyers. Creating drama with architectural elements will add value to the space and the offer an interested buyer places. A stone fireplace, vaulted ceiling, rustic beams, and custom built-ins are a few of the ways you can give the architecture in your home a boost and help it to stand out in a sea of MLS listings. 

Once your home is professionally staged, you’ll want to take the time to have it professionally photographers. An iPhone won’t showcase The-DSA touch to your home like a professional photographer will.
