Don’t over-upgrade. The best things to do when selling your home are those quick fixes. You don’t want to do and major renovation work because you likely won’t get your money back. Add new coats of paint, clean the curtains, replace door handles, and fix leaky faucets. But don’t go ripping out the downstairs bathroom because you think it’ll land you a seller fast. If it does, you probably won’t see a payoff in the selling price.
Lighten things up. Natural light is a huge thing for buyers these days, and if you want to land one soon then you’ll want to consider maximizing the light in your home. Increase the wattage of light bulbs and don’t forget to trim the bushes so that more light can come in through the windows!
Don’t go overboard on living room decor. There is such thing as having too much decor in a room. That’s often the case with living rooms. It’s where families spend a lot of time together so it’s where you can find most of the items they want to showcase. Whether it’s paintings, family photos, or throw pillows for lounging, make sure there isn’t too much that potential buyers will feel overwhelmed when they walk in the room.

Focus on family. Despite all the advances in technology, buyers are becoming increasingly interested in this room becoming a space where they can focus on each other rather than what’s going on on their devices. Keep your living room a tech-free place that allows you to come closer together as a family.
Heat the floors. An increasingly popular trend for dwellers are heated entryway floors. If you’re coming in from the cold you’ll find that stepping on heated floors is a nice surprise.
Don’t nix the formal dining room. Over the last few years, family sit-down dinners have come back into the spotlight. Because of this, we don’t recommend doing anything with the formal dining room except using it what it was intended for. Don’t go with a craft space for the kids, an office, or an extra living room – keep it as a space that you can all sit down together and eat.
