For years, we’ve been taught to:
Neutralize everything
Keep it minimal
Make it appeal to “everyone”
And while that sounds good in theory… in today’s market, it often leads to:
Rooms that feel flat
Spaces that all look the same
Homes that are “nice”… but forgettable
And here’s the biggest issue:
👉 We’ve been staging for the live showing… not for the online scroll.
📱 Home buying starts online
Statistics show that nearly half of potential buyers, start by searching online. That means before a buyer ever steps foot in a home, they’ve already made a decision.
They’ve:
Scrolled through photos
Compared listings
Chosen what feels worth seeing
All in a matter of seconds. So if a home doesn’t stand out online…
👉 It doesn’t get the showing.
And if it doesn’t get the showing…
👉 It doesn’t get the offer.
🎯 What Works Now: Pretty isn't enough!
Instead of asking:
“How do I make this room look nice?”
We need to start asking:
“How can I stop their scroll?”
That’s a completely different mindset.
🔑 The New Approach to Staging
Today’s staging needs to do three things:
1. Catch Attention
There needs to be a clear focal point.
Something that draws the eye immediately.
Not clutter. Not chaos.
👉 But also not bland.
It could be an accent wall, an architectural element like a fireplace, a natural element like a view, or an upgraded element, like great cabinetry or quartz countertops.
2. Create a Feeling
Because buyers don’t want a house, they want a home and they feel when it's right.
Does it feel:
Warm and welcoming?
Calm and comfortable?
Elevated and aspirational?
If it doesn't fit the potential buyer's idea of a room that feels right, it won’t stick.
3. Photograph Beautifully
This is where many staged homes fall short, what looks good in person doesn’t always translate on camera.
Flat color palettes, poor lighting, and lack of contrast can make a space disappear online. Quality photos are critical.
