Reviewing these comps help you make data-driven suggestions…not “I think” suggestions. “I think” implies your opinion, as opposed to “You Should” based on collected data.

The framework we use with our clients in The-DSA Goldilocks Method. Don’t make suggestions that are too high-end (it intimidates budget-conscious buyers) or too bland (it doesn’t inspire offers). You want staging that’s just right—targeted to the neighborhood, buyer income, and lifestyle. You have information at your fingertips as you just gathered it from recently sold properties.
